Most of the pre-1950 housing stock in Pinellas County sits inside St. Petersburg city limits, and most of it is raised on piers. If you work those neighborhoods, crawlspaces turn up in your deals whether or not you wanted them to.

Before it goes on the market

Listing agents

A photographed crawlspace evaluation on a pre-war listing, so the condition of the space is a known quantity before a buyer’s inspector finds it and the deal reprices itself in the last ten days.

After the inspection report lands

Buyer’s agents

An inspection report that says "moisture observed in crawlspace, recommend further evaluation" is a negotiating problem with no number attached. We put a number and photographs on it, usually within a couple of days.

While you are already under there

Plumbers and electricians

You are replacing cast-iron drain lines and rewiring these houses anyway. If the liner has to come up to trench, we will coordinate sequencing and put it back properly afterwards rather than leaving your customer with a torn barrier.

On elevation and renovation work

General contractors

Homes elevated after the 2024 storms have new enclosed under-floor spaces that still need a moisture plan. A new crawlspace in Florida condenses much like an old one.

What you get

  • A written report with photographs, emailed, that you can forward to a client or attach to a repair addendum without editing it first.
  • Moisture readings taken on the subfloor, not guessed from a meter held at the hatch.
  • Clearance measured, so nobody writes a repair credit for work that physically cannot be done in that space.
  • A straight answer when there is no problem. Roughly one in seven homes inside city limits predates 1950; the rest are mostly slab. We will tell you that for free rather than invent a scope of work.
  • No charge, and no obligation to use us. If the buyer’s people want a second number, the photographs are yours to hand them.

Where our scope stops — say this to your client

Structural repair, foundation repair and mold remediation each require a separate Florida license, and we will not do licensed work without the license. If an evaluation turns up failing piers, damaged joists or mold, we document it with photographs and refer you to an appropriately licensed contractor.

We are not able to write a structural opinion, and we will not call ourselves anything we are not. What we can do is document the condition thoroughly and hand it to someone whose license covers the rest.

If you send us work

We do not pay referral fees, and we would rather tell you that plainly than have you wonder. What you get instead is a fast turnaround, a report you can actually use, and the same honest answer to your client that we would give our own.
