Clearwater’s older core, north and south of the downtown bluff, holds 746 crawlspace homes across 33755 and 33756, with 558 of them built before 1950. That is more pre-war crawlspace stock than any single St. Petersburg zip.
Values run close to Lealman rather than to the beaches — a median a little under $200,000 — so the economics here look like the inland St. Pete neighborhoods: vapor barrier and cleanout work far more often than full encapsulation, and an honest recommendation matters more than an ambitious one.
Clearwater sits on higher ground than most of the county, which changes the problem. Standing water is less common; humidity and condensation on the subfloor are just as bad.
