The county records 814 single-family homes here with a wood floor over a pier foundation — the highest count anywhere in Pinellas. But 222 of those were built since 2000, and on this stretch of coast a post-2000 build usually means an elevated house with an enclosed ground floor rather than a crawlspace. We count the 268 built before 1950 as the reliable market, and treat the 1950-2000 middle as unknown until we have been under a few.
The profile is unusual and it is why this area rewards a specialist. 268 of those homes predate 1950 — the sponge-dock era housing around the bayous, built raised for the same ventilation reasons as a St. Pete bungalow and now a century into the same humidity problem. Another 222 have been built since 2000, which is a different animal entirely: modern elevated construction with an enclosed space underneath that was never designed to stay dry on its own.
The old stock has the failure modes you would expect from a hundred years near brackish water — deteriorating piers, long-term wet framing, ductwork sweating through the summer. The new stock has none of that and still condenses, because a sealed space in this climate needs active humidity management regardless of its age.
