The county records 674 single-family parcels here with a wood floor over a pier foundation, 16.3% of the island’s single-family stock. That number is real, and it is also misleading, which is why we checked it rather than printing it.
The post-1970 elevated homes — the ones with the living floor a full storey above grade — have an enclosed ground floor underneath: garage, storage, sometimes a finished room. That is not a crawlspace, there is nothing to encapsulate, and anyone selling you crawlspace work on one of those houses has not looked at it.
What is genuinely here is the 138 homes built before 1950 — the original raised beach cottages, sitting low on skirted crawlspaces, built off the ground for drainage and breeze long before anyone drew a flood map. Those are the real thing, and salt air plus a shallow water table makes them the harshest crawlspaces we work.
Median value across the matching parcels is $1,302,768, so the ones that do need work are worth doing properly. But we would rather tell you the honest number is 138 than let you believe it is 674.
