Kenwood and the Central Avenue corridor hold 591 crawlspace homes, 524 of them built before 1950. The decade profile is textbook pre-war St. Pete: 1920s: 284, 1930s: 126, 1940s: 104.
If you have read that Old Northeast is the city’s bungalow neighborhood, the tax roll disagrees. Kenwood has 3.3 times more crawlspace stock, and it is the most concentrated collection of genuine 1920s pier-and-beam housing in St. Petersburg.
These houses are smaller and sit closer to grade than their Old Northeast counterparts, which has two consequences. Clearance is often tight enough that a space has gone uninspected for decades simply because nobody wanted to go in. And low clearance plus flat ground means standing water after a heavy summer rain is common here in a way it is not further north.
Original cast-iron drain lines are being replaced across this neighborhood right now. If a plumber is trenching under your house this year, sequence the moisture work after them rather than before — we will coordinate it rather than watch a new liner get cut open.
