These are not Craftsman bungalows. The decade profile runs 1940s: 197 and 1950s: 271, with another 175 from the 1920s and 30s — post-war working housing, built quickly, raised on piers because that was cheaper and faster than pouring a slab on this ground.
That history shows up under the floor. Original framing is often marginal by modern standards, clearances are frequently tight, and a great many of these spaces still have a torn builder sheet on the ground from decades ago and nothing else. Wet fiberglass on the ground is the norm rather than the exception.
Median value here is $197,710, roughly half of Old Northeast. We price accordingly and we say so: a full encapsulation is not the right recommendation for every house in this zip, and a proper vapor barrier and a cleanout often is.
