The city’s best-known bungalow neighborhood, and a smaller crawlspace market than its reputation suggests — 179 homes, not thousands.

Old Northeast is where most people picture St. Petersburg’s pier-and-beam bungalows, and the houses are genuinely beautiful. The tax roll puts the crawlspace count at 179 single-family homes, 3.4% of the neighborhood’s stock — real, but a fraction of what Kenwood or Lealman hold.
We would rather tell you that than imply the whole neighborhood is on piers. A great many Old Northeast houses sit on continuous poured footings and have no serviceable space underneath at all, and a company that assumes otherwise will happily sell you an inspection you did not need.
Where the crawlspaces are, they are worth doing properly. 166 of the 179 predate 1950, mostly 1920s, on brick piers with shallow pads. The documented failure modes are mortar erosion, brick spalling, and settlement that shows first at porches and additions rather than under the main body of the house — because those were often added later, on shallower pads, carrying less load to hold them down.
